Quay west



Completion of the West India Quay Tower last December represented the conclusion of the regeneration and redevelopment of more than 1million sq ft of floorspace at West India Quay by the West
India Quay Development Company, a joint venture between the Marylebone Warwick Balfour Group and
Manhattan Loft Corporation.
The development was carried out in three phases. The first was the complete refurbishment of five Grade I
listed warehouses dating from 1802 at Port East and their conversion to create 107 apartments, eight shops and five restaurants. The second phase of the development was the construction of a new ten-screen multiplex cinema, together with a gymnasium on the ground floor. The car parking for the development is provided in a 650-space multi-storey car park at the rear of the cinema.
The West India Quay Tower designed by international architects HOK International was the final phase of the
development. With its knife-edge profile and elegant curves (reminiscent of the Pirelli Building in Milan), this 32-storey tower of stainless steel and glass rising 360 ft (110 metres) above the quayside of London’s Canary Wharf has 152 apartments and six penthouses on the 13th to the 32nd floor. The apartments can be entered either from the waterside, by way of the double-height lobby and concierge desk to lifts that are exclusively for the use of apartment owners, or by lift directly from the underground parking garage.
All the apartments and penthouses were sold on 999-year leases at prices from £550,000 to £3 million. They have floor-to-ceiling windows, solid wood floors, top-quality fitted kitchens and bathrooms, air-conditioning and secure underground parking. The six penthouses also have their own roof gardens. Below these apartments is the 301-bedroom five-star Marriott Hotel, which occupies the lower 12 storeys of the building. This also has 47 executive apartments, complete with modern kitchens, which receive an integrated concierge service from the hotel, including 24-hour room service, hotel housekeeping services, priority booking in the restaurants, use of the business centre, gymnasium and health centre, and a discount for residents. Harry Handelsman, chief executive officer of Manhattan Loft Corporation, describes No 1 West India Quay as “creating a real American-style luxury apartment block – something you might find on Park Avenue.”
