The Vermont house type at Leybourne Lakes, Larkfield, Kent ME20 6GB

The “Green Mountain State” of Vermont is also known for its lakes, its largest city, Burlington, being known as the “Sweet City on the Lake,” which in this case is Lake Champlain. So it is appropriate that Berkeley Homes should call one of its most popular house types at Leybourne Lakes, its 250-acre country park near Maidstone, “The Vermont,” as the architectural theme of Leybourne Lakes is based on the New England style.

However, Berkeley’s architects Broadway Malyan have blended the colourful elevations of New England with the traditional Kentish vernacular of timber weatherboarding and white-painted bargeboards to create a three-storey fourbedroom house type that has been selling at prices from £369,950 to £389.950.

Flexibility is the key to the internal arrangement of the house. The front door is sited discreetly on the side of the house (which frees the front for a full-width veranda) and opens into a square reception hall, off which are the kitchen/dining room, the family room and the downstairs cloakroom. The family room has sliding doors opening out onto the back garden, can also be used as a playroom, study, home office, music room, games room – or even as a formal dining room for those who do not like eating in the kitchen/dining room, even one with a handsomely equipped kitchen as this, with its granite worktops and integrated appliances – and its Colonial-style pillared veranda

The large drawing room is on the first floor, with sliding glass doors opening onto a covered balcony. Also on this floor are two secondary bedrooms and a shower room. The master bedroom is on the top floor, with the “wow” factor of a vaulted ceiling and sliding glass doors opening onto a balcony that is shaded by the projecting pitched roof. The master bedroom has an ensuite shower room, built-in wardrobes and a large amount of space with a mirrored wall that serves as an open-plan dressing area, but for real luxury Bedroom 2 has an ensuite bathroom and a walk-in dressing room – but no veranda. Which would you prefer?
