Bermondsey Spa, Old Jamaica Road, Bermondsey, London SE1

Hyde Housing Association has been working closely with Southwark Council for more than five years on the regeneration of the Bermondsey Spa area, the master plan for which was prepared by architect-planners Llewelyn Davies and adopted by the council in October 2000.

You didn’t know there was once a spa in Bermondsey? In 1770, when there were still market gardens and meadows around Bermondsey Abbey, a chalybeate spring was discovered near Grange Road SE1, and for a short while Bermondsey Spa was as popular as Hampstead for taking the waters. It is still marked on London maps.

Southwark seized upon this as the name for its regeneration proposals for the area, which will create more than 2,000 new homes (of which at least 25 per cent will be affordable) and meet other needs in the area. Hyde Housing Association has been selected to develop seven sites, of which this is the first to receive planning approval.

The site is bounded by Spa Road, Old Jamaica Road, Thurland Road and Sun Passage. It includes 207 new homes, of which 36 per cent will be for rent from housing associations and 30 per cent will be for shared ownership.

There will also be homes for key workers at low rents. The homes are designed for high energy efficiency, but they will not be on the market until next year. Later phases will include 340 new homes, a GP surgery for 9 doctors, and a retail food store.
