Architects O'Mahony Pike won a design competition held by Dublin Corporation for a major housing development on a 10.65-acre site at Cherry Orchard that will eventually have at least 376 townhouses and apartments for affordable private sale and shared ownership. The development has been procured by a Public Private Partnership contract requiring the design of a precast-concrete construction system to cut labour costs and shorten the building programme by at least 30 per cent.

A consortium of Park Developments working in a joint venture with building contractors John Sisk & Son and in partnership with the architects and structural engineers DBFL won the tender for the first phase seen here. This uses a precast concrete frame and panel system similar to that of Park Developments' award-winning housing at Mount St Anne's, Milltown (see pages 156-157) but rationalised to achieve the required reduction in labour and construction costs and time.

This scheme has three- and four-storey duplex apartments and some two-storey houses, with one parking space per dwelling (as the development is next to the Cherry Orchard/Park West station on the Suburban Line ffom Dublin Heuston to Kildare). It achieves a density of 38 dwellings per acre, with 30 per cent of the housing being shared-ownership for people on the Corporation's housing list and the rest for private sale at affordable prices from £119,000 to £114,000. Other consortia are being chosen for later stages of this important regeneration project.
