The sheer luxury of the apartments for sale at Chelsea Bridge Wharf (see pages 107-108) may leave one wondering whether there is any social housing in the development. The answer is: yes. Of the total of 675 apartments that will eventually be built, the London Borough of Wandsworth specified as a condition of the planning consent that 25 per cent of the homes should be for social housing. Today, some inner London boroughs require as much as 50 per cent.
Warwick House was completed at the start of the project so that a mixed community would develop from the outset. Its 166 apartments occupy the whole of the nine-storey building, which is indistinguishable in design to neighbouring blocks for outright sale. All the one- and two-bedroom apartments are available through Threshold Key Homes (part of Threshold Housing Association) to those who qualify as key workers, such as teachers, doctors, nurses and others.
They buy on a 50-per-cent shared ownership basis, raising a conventional mortgage for apartments that cost them from £210,000 to £330,000, and paying an affordable rent on the remaining 50 per cent to Threshold Key Homes. There was a waiting list for the penthouses.
