When Notting Hill Housing Group held a design competition in 1999 for their brownfield Adastral South Village site at Colindale, they wanted to establish a precedent for high-quality housing in an area of North London that had previously suffered from geographical isolation from the community and a poor-quality environment.
The site is one of several that together made up the former Hendon RAF base. In the 1960s, many of the sites were redeveloped for housing schemes, the largest being the Grahame Park Estate of 1,800 homes developed by the Greater London Council. Other sites were used for schools, colleges, hospitals and libraries.
Much of this Sixties development was of poor quality, which is why they have all been combined now to be one of the largest regeneration areas in London. Colindale Underground Station will be the focus of this regeneration and the nucleus for the growth of a new community.
Adastral South Village is the first site to be redeveloped as a model for the regeneration of the whole area. The aim is to dissolve former estate boundaries and reconnect the area to the rest of Barnet. This will be followed by the redevelopment of Grahame Park. Adastral South Village will eventually be a mixed-tenure development of 320 new dwellings, a community centre and a shop. It will provide 100 new homes for households decanted from Grahame Park, 50 homes for shared ownership and the remaining 170 for private sale.
The design increases the number of dwellings on the site while retaining the same area of public open space, which has been re-planned to create one large, safe "village" green. The first phase of apartments shown here are for shared-ownership at prices from £140,000 to £300,000. Bellway are partnering Notting Hill Housing Group in this vital regeneration, and Pollard Thomas Edwards are the architects who make social housing good enough for sale, and worthy of a commendation in this category.
